How the Process Works

A straightforward, five-step process from initial submission to potential agreement.

01

Submit the Property or Opportunity

Complete the relevant form with property details, your contact information, and your preferred timeline. No photos required to start.

02

SCV Reviews the Submission

Our team reviews the address, property type, condition, and market data. We may reach out with clarifying questions.

03

We Evaluate Condition, Market & Structures

We assess the property using conservative underwriting and consider purchase options, flexible structures, or partnership approaches.

04

We Discuss the Most Practical Next Step

If the opportunity fits our criteria, we communicate clearly about what we can offer and what the process looks like from there.

05

Move Toward Agreement, Match, or Partnership

If both sides want to move forward, we work toward a written agreement, buyer match, or partnership structure based on the specifics.

Flexible Purchase Options

Swift City Ventures reviews properties using conservative underwriting and may present one or more of the following structures based on the property, seller goals, and market conditions.

Direct Purchase

SCV or an affiliated buyer acquires the property at an agreed-upon price and terms.

Assignment

SCV enters into a purchase agreement and assigns the contract to a qualified buyer.

Seller Financing

Depending on the situation, SCV may discuss seller-carried financing as part of the structure.

Creative Structures

SCV evaluates lease-option, subject-to, wrap, or other structured approaches on a case-by-case basis.

All purchase options are subject to property review, due diligence, and a mutually signed written agreement. No purchase structure is guaranteed based on a form submission.
